National Code

McComb Students are accredited members of the National Code, which ensures compliance with the highest standards of accommodation and management. Members of the Codes voluntarily agree to comply with good practice standards that relate to both the physical condition of a building as well as its day-to-day management. They also agree to be vetted to check they are meeting the standards. This means that, amongst other things, students living within a building covered by the Codes can expect:

  • Buildings that meet or exceed fire safety requirements

  • Managers of buildings to act in a professional and courteous manner at all times
  • Managers are trained in mental health awareness
  • Repairs to be completed within agreed timescales
  • Complaints are handled professionally, with external input from the National Codes if they cannot be resolved.

Will students get support during their stay?

Everybody who works at McComb Students is there to help them settle in, keep them safe and secure, and give them some support whenever they need it.

This includes our reception, cleaners and maintenance team, who keep everything running throughout the day, and our security who work around the clock to ensure your student’s safety.

We have at least two members of staff on our team who have received special-training including mental health first aid. Along with our close relationship with student services at the University, who have extensive knowledge and experience in the challenges of student life, we ensure that the right level of support can be accessed for the student.

What does the rent include?

Rent is inclusive of utilities i.e. light, heat and water, as well as internet.

Is Internet included in the rent?

Superfast Internet (and WIFI) is included in your rent.

Will the tenant need Contents Insurance

Contents insurance is not included in the rental fees at McComb Students. There are several companies who specialise in contents insurance for student accommodation. For more information please feel to contact our team.

Does the tenant need a TV Licence?

Yes, you will need a TV Licence. Anyone in the UK watching or recording television as it’s being broadcast or simulcast on any device – including mobiles, laptops and PCs – must, by law, be covered by a valid TV licence. Buying a TV Licence is your own responsibility and is not included in your rent.

Do I need to be a Guarantor?

Yes, a Parent or legal Guardian resident in the UK must stand as Guarantor.  The Guarantor is legally bound to pay any debts accrued during the tenancy if the tenant refuses to pay.  If you are an international student please contact us for further information.

What are my responsibilities as a Guarantor?

During the application process, we complete a credit check on the guarantor which should be done within the first few days of the application being submitted.

Your responsibilities as a guarantor are to help us out if the tenant is late with their rent or they don’t pay at all.  You take joint financial responsibility for the tenancy, which means you agree to pay your student’s rent if they can’t.

What are tenants responsible for?

As the Tenant, you are responsible for the rent for the full duration of the ‘term’ as set out in the tenancy agreement, whether or not you reside on the property.

NB: Where there has been any breach of the Tenancy Agreement by a student; such as where fees have not been paid in line with the agreement or where any student causes a nuisance or annoyance to fellow students or refuses to follow the reasonable direction of the management, the Landlord or their agents reserve the right to seek eviction of that tenant. This is without prejudice to any obligations, which the tenant may be under through the agreement. We will also report poor behaviour to your university.

Can a tenant terminate their agreement and move out?

If the tenant wishes to terminate their tenancy, we must be notified in writing. You will remain responsible for the rent until a new tenant is found or until the end of the tenancy (which ever is sooner). We will aim to find a new tenant who is both acceptable to us and who is prepared to meet the financial and legal requirements of the tenancy agreement. We can’t always guarantee finding another tenant, as obviously this becomes more difficult as the academic year progresses, however, you are able to suggest a replacement to us.

Please note that you will also need to cover all administration charges incurred in reassigning the tenancy.

How long will the tenancy be for?

All rooms are let on an Assured Shorthold Tenancy for a minimum period of 50 weeks.
